Bookkeeping for construction, trades and landlords
We do your books and keep your tax deadlines. A fixed monthly price, agreed before you start, with one person who knows your business.
From sole traders to firms paying fifty subcontractors.

Contractors
Your CIS return, ready before the 19th.
If you pay subcontractors, a CIS return is due every month, even in a month you paid nobody. We work out the deductions, prepare each subcontractor's statement and have the return ready for you to send.
What contractors get
Subcontractors
Know what tax you are owed back.
Contractors take tax off every payment they make to you. We keep track of every deduction through the year, so you claim back the right amount.
What subcontractors get
Sole traders
Books kept up to date, all year.
Working on your own with no subcontractors? Then CIS probably does not apply to you. We keep your records straight every month, so year end is quick and your accountant has less to do.
What sole traders get
Landlords
Your rent and costs, kept in order.
We keep your rent and property costs up to date every month, and send your Making Tax Digital quarterly updates once you approve them.

How it works
- 1
To start
Tell us about your business
What you do, how many subcontractors you pay and how far behind the books are. You get a fixed monthly price before you commit to anything.
- 2
Week one
We get set up
We connect to your Xero and to the inbox your supplier invoices arrive in, so emailed receipts reach us without you forwarding them. If you are behind, we catch you up first, priced separately.
- 3
Every month after
You check it and say yes
Everything is ready before the deadline, as long as we have your paperwork. We file your VAT return once you approve it, and your CIS return comes to you ready to send.
Why hand your books to us
We know construction and trades
CIS and the VAT reverse charge catch out general bookkeepers, and you pay for it in wrong deductions and returns that need correcting. This is the work we specialise in.
One person who knows your business
You deal with the same person every month, not a ticket queue. Ask as often as you like, because we do not charge by the hour.
Your CIS refund is not held up by late returns
Tax comes off every CIS payment you receive, and you only get it back once the returns behind it are filed and the figures match. With your books up to date, the figures your refund needs are ready when the return goes in.

What we do, and what we do not
What we do
- Prepare your CIS300 and each subcontractor's statement
- File your VAT returns and payroll once you have approved them
- Send your Making Tax Digital quarterly updates once you approve them
What we do not do
- Claim to be accountants. We are bookkeepers
- Do your year end accounts or corporation tax. Your accountant still does those
- File your CIS300 for you. You send that one yourself
- Send anything to HMRC without your approval
We pay any HMRC penalty we cause, except on the CIS300, which you submit yourself.
If you ever want to leave, give thirty days notice. There is no exit fee, and your books are already in your own Xero.
You will know the price before you commit.
One fixed monthly fee, agreed before you start. It only changes if the work changes. If you are behind, catching up is quoted separately.

Should I get a bookkeeper or an accountant?
Most construction and trades businesses need both, for different jobs. A bookkeeper keeps your records up to date through the year: bank, receipts, VAT returns, CIS deductions and subcontractor statements. An accountant does your year end accounts and corporation tax. We are bookkeepers, so we do the monthly work and your accountant does the year end.
Why do you need access to my email?
Only the inbox your supplier invoices arrive in, so we can collect the receipts and match them to payments. You can disconnect it at any time.
Whose Xero subscription is it?
Yours, in your name. If you ever leave, you keep everything, because you already own it.
How much does it cost?
A fixed monthly fee, agreed before you start. It only changes if the work changes. The price depends on your turnover, how many subcontractors you pay, whether you are VAT registered and whether you need payroll. You can work out your own price on our pricing page in about a minute, without giving an email address.
What if I am behind on my books?
That is very common and it does not stop you starting. The monthly work starts from now, and the catch-up work is quoted separately as a one-off, so you never pay a monthly fee for months we did not cover. And there is no judgement on how far behind you are.
